We are typically asked to take on Desktop and Feasibility Studies for potential development sites, so as to assist in deriving the best use of land and buildings in term of development versus profitability.  This is usually undertaken on a pre-planning basis, so as to advise the client in respect of potential land values, build densities, potential resale values, for any given development.

Viability Studies

When planning has been granted for a given development scheme, Perry Hill provides advice to land owners or developers as regards Viability.

This is a specific assessment in regards to the cost of procuring the development, resale values, and build costs, in contrast to the Local Planning Authorities demand for Sec. 106 and or CIL (Community Infrastructure Levey) charges, pursuant to the scheme.

We are expert in reporting on viability, with the goal of reducing developer contributions to the Local Planning Authority.

Market Assessment Reports

A Market Assessment report is essential when seeking to promote an existing use building for an alternative user.

The Market Assessment report looks at the condition, form of construction, age, uses, specification and contrasts that, against the availability of alternative space in the same (similar) postcode area, so as to prove the argument of “No loss of amenity” and or to define the building as at the end or its useful life or obsolete to occupier requirements.

This in-depth analysis is compelling when issued as a supplemental document with planning applications and provides valuable insight into demand for a particular type of building and its uses, so as to leverage support for a change of use or subsequent redevelopment.
